Beethovenstraße

In the middle of Düsseldorf's charming district Flingern-Nord there is this old building from 1911, which was extensively renovated in 2016. The property belongs to a whole series of historical and partly historically protected buildings in the Beethovenstraße. The beautiful facade features ornaments and distinctive oriels and porches. As part of the classic renovation, it is now presented in a rich white. Light reflections and shadow plays are thus given a canvas and change the view throughout the day.

Ceilings of 3.30 meters clear height above partially renovated, partially newly supplemented parquet floors convey the typical and highly searched for old building character. The apartments are accessed by the new elevator or through the renovated interior staircase with skylight. With a living space of around 145 sqm per floor on the existing floors, the apartments are generously proportioned and comfortable. The penthouse level in the pointed roof offers special living comfort in a sunny location above the roofs of the city.

Where necessary, the historic substance has been replaced in a contemporary manner: The entire building services have been renewed, barriers have been removed - except in the marble-lined front entrance area - and bathrooms have been converted into private wellness areas using brand-name products. The renovation of the wooden ceilings and the installation of energy-saving window systems in monument quality guarantee silence and privacy throughout the house.

Using traditional techniques, some corridors and bathrooms are covered with colorful cement tiles. A bit of high-tech should not be missing. The building entrance and apartment entrance doors are equipped with motor locks and transponder technology, and in the residential units a SmartHome system based on KnX provides lighting atmospheres.

The buyers had access to subsidies from the “Kreditanstalt für Wiederaufbau” and the NRW Bank.
